Every detail planned, every dollar accounted for — before construction begins.

Most contractors give you a bid based on a quick walk-through and start swinging hammers. We take a different approach. Before we build anything, we invest weeks — sometimes months — in a structured preconstruction process.

This is a separate paid engagement, billed at our hourly rates. If you proceed to construction, 100% of your preconstruction investment is credited toward your construction contract.

Phase IWeeks 1–3
Discovery
We visit your home, take detailed measurements, and commission professional as-built drawings. We research zoning requirements, code implications, and any historic district restrictions. We develop a preliminary budget range so you know what to expect before investing further.

Phase IIWeeks 2–8
Design Development
Working with your architect, kitchen designer, or our design collaborators, we develop concepts into buildable plans. Renderings, floor plans, elevations, and construction details. Engineering gets finalized if structural work is involved.

Phase IIIWeeks 4–12
Selections
A major renovation involves 200+ individual material decisions. We guide you through them in a structured sequence — cabinetry, countertops, tile, flooring, lighting, hardware, paint, fixtures — so nothing gets missed, nothing gets rushed, and nothing gets priced based on a guess.
Deliverable: Completed Selections Record
Phase IVWeeks 8–14
Scope & Estimate
With selections finalized and drawings complete, we compile a comprehensive scope of work and send it to our subcontractors for competitive bids. The result is a line-item estimate based on real numbers — not assumptions.

Phase VWeeks 12–16
Contract & Mobilization
The construction contract reflects everything we've decided together. No surprises. Permits are submitted, long-lead materials pre-ordered, and the project team is assembled. When we break ground, everyone knows exactly what we're building.
Deliverable: Signed Construction Contract
We don't start construction until the Blueprint is complete. Every selection finalized, every sub bid in, every scope item documented, every dollar accounted for.
